Luxurious 4 bedroomed 3 bathroomed Villa with extended Pool, Deck, Spa and Games Room. Internet access. Hampton lakes is a premier resort style community with tennis, basket ball and childs play area.

This beautiful villa is located on the prestigious development of Hampton Lakes. Perfectly positioned on Highway 27 it affords easy access to the attractions and is less than 20 minutes drive to Disney World. Hampton lakes offers a superb communal area with two floodlit tennis courts, basket ball court and full size white sand volley ball court plus communal south facing pool and childrens play area.

Restaurants, bank and shopping facilities are close by. Publix supermarket is less than half a mile away and Wall*Mart the 24hr superstore just 5 miles on Highway 27. Driving time from Orlando International Airport is 30 minutes and Sanford Airport is just 50 minutes away.

Easy access to the Interstate 4 (I4) means that beaches on both west and east coasts are about an hour away.

Family Room The family room is very spacious, light and airy with views and access to the pool area. Patio door to the pool is alarmed for childrens safety. There are two sofas and an armchair and to keep everyone entertained there is a 30" Cable TV, VCR and HI-FI.

This villa also has Internet Access.

Formal Lounge The formal lounge provides the opportunity for relaxation away from the rest of the villa.

Dining Area Should you wish to dine in style, the dining area can seat six people with four extra chairs available for the larger party. In addition there is a high chair.

Kitchen The bright and sunny Kitchen overlooks the Family Room. It is fully equipped and offers cooker, microwave, dishwasher, fridge-freezer, toaster etc. and a full selection on crockery, cutlery and cook wear. For your convenience there is breakfast table seating for four. There is a phone and local calls are free of charge. Out of area calls require a phone card which is readily available is supermarkets.

Master Bedroom The first master suite has a King sized bed and large en-suite with bath / shower, toilet, double basins, vanity unit, mirrors and hair dryer. There is a linen cupboard with a large supply of all linen and towels. There is a phone, clock radio and TV. There is a large walk in closet for storage which also contains a safe. A window offers a view of the pool.

Bedroom 2 The second master suite at the front of the villa has a Queen sized bed. There is en-suite with bath / shower, toilet, wash basin and hair dryer. The suite has a large built in wardrobe and drawers, TV, phone and clock radio.

Bedroom 3 & 4 Bedrooms three and four have full sized Twin beds, fitted wardrobes and drawers. These bedrooms share a third bathroom and are next to each other down their own hall way. They are tastefully decorated to suit either children or adults.

Games Room The large two car garage has been converted into a fantastic games room to add to your holiday enjoyment. It is complete with full sized pool table, table football, TV, PS2, electronic dart board, plenty of board games and books. There is Internet access, but you will need to bring your Laptop. The room is fully carpeted, air conditioned and has the advantage of two further single beds, fitted wardrobe and drawers. This could be used as a fifth bedroom but has no window.

Pool & Spa The large 30\\\' south facing pool and spa affords all day sunshine. It is fully screened by fine mesh for your added comfort preventing insects and debris from entering the area. This does not however affect sunbathing. The pool is surrounded by a huge patio deck and there are plenty of luxurious sun lounges, chairs, two dining sets with umbrellas. Beach towels are provided. The deck can accommodate two families with ease. The pool is private and neighbouring properties are screened by trees and shrubs.

Pool and outdoor lighting make it perfect for dining alfresco on warm Floridian evenings. There is an abundance of outdoor crockery to perfect the occasion. A BBQ area is available.
