Major retail outlets are only 10 minutes away and even less for two championship golf courses at Omni and Reunion resorts. Additional shopping and eating are available at Champions Gate just 5 minutes away, whilst en-route to these are a Publix Supermarket, Bank and various other shops and Take-aways.
 
Rear views are over a conservation area and farmland, so you are not overlooked. Have your breakfast by the fully screened pool/spa and watch the eagles.
 
The villa has an open-plan layout with sliding doors opening from the family room on to the screened lanai with the heated pool/spa. The space benefits from a formal dining area, and a separate fully equipped kitchen that still allows communication with the family whilst preparing food.  (You can also still see the wall-mounted 42” plasma TV!). The communications and entertainment package includes Wi-Fi Internet and Free Land Line telephone calls (including international to UK and Canada), plus DVD and Hi-Fi units.
 
Enjoy your home cooked culinary delights or convenient takeaways, in the formal dining area. For a more casual approach there is a breakfast bar, or a table in the kitchen/diner, or even the table out by the pool.
 
For those that can’t drag themselves away from the pool table, air hockey, football, ice hockey, darts or table tennis, there’s even a table in the games room. The local Chinese and Pizza take-aways are only 5 minutes up the road and are particularly recommended.
 
The villa benefits from 5 spacious bedrooms - each with closets.
 
There are 2 Master suites, a full room and 2 twin rooms.
 
There are 3 bathrooms, 2 located with the masters and the third giving access to the wonderful pool area. There are 32 inch plasma TVs in the masters and a Wii system in the front twin room.
 
To add even greater comfort to that afforded by the air conditioning, each room has a ceiling mounted fan, as does the eating area in the screened lanai.
Naturally the pool area will be a center for relaxing away from the TV so it is fully equipped with sun loungers and chairs. In line with Florida statute, the pool has a retractable safety fence giving peace of mind to those with youngsters. It is always recommended that this is installed whenever there is no parental supervision.
 
The Utility room is equipped with washer, dryer and of course an iron and ironing board.
 
In the unlikely event that you should need some assistance to overcome a minor domestic catastrophe, our very professional and helpful management agent is only a very short distance away. Directions

From Orlando International (MCO) take South Exit to Florida 217 Toll road. Proceed West to I-4 and join I-4 West direction Tampa. Travel 2 exits to Exit 58. At bottom of exit ramp turn left onto State Road 532 East. Proceed 1.5 miles and go straight over traffic lights (Publix supermarket, Bank and 7-11 etc are here). In further 1.5 miles turn right into Sandy Ridge. Proceed to T junction at end and turn left onto Royal Ridge Drive. Property is about 200 yds on the left.
