A vacation villa of incomparable features, amenities, security, and convenience. The villa is professionally decorated with luxurious, high-quality furniture and accents, and not low-cost, stiff and uncomfortable furnishings typically found in vacation homes around the area. Simply said, our guests, children and adults, have a great vacation – in grand style!

This is an executive villa located in Aviana, a private, upscale, gated resort community that is located less than ten minutes from World Class Championship Golf and less fifteen minutes from Walt Disney World property. From Aviana it is an easy drive to Florida’s many fun-filled attractions, fabulous restaurants, and excellent shopping. Also, it is less than one hour to the Atlantic coast and one and a half hours to the Gulf of Mexico. And, the Greenway (Highway 417) takes you very efficiently to Orlando International Airport!

The villa offers 1935 square feet of flexible, fully air-conditioned living space featuring a King Suite, Queen Suite, a Full-Twin combination, and a Twin room, each with their own distinct personalities. Thus, the house sleeps nine comfortably, but can accommodate up to ten with an infant in tow.

For quiet conversation, relax in living room on a cozy couch or overstuffed armchair, or join in on the fun in the family room to watch one of the DVD’s in our library.

The kitchen is a very convenient, well-stocked place to make a quick snack for the sunbathers or to make a gourmet meal. It comes complete with all the comforts of home, including a dishware for 16, cookware, glassware, utensils, and even plasticware for use around the pool. In addition, appliances include a microwave oven, coffeemaker, toaster, hand mixer, and a blender for smoothies or margaritas.

The games room features our family’s favorite games including ping pong, air hockey, and electronic darts, and plenty of toys, games, and books for your enjoyment. Jump in and play or sit at the bar with a refreshing beverage – the choice is all yours!

The private, heated pool measures 26” x 12’ and is fully screen with ample seating and pool toys for everyone in your party. Also, there is a child safety fence to protect the younger vacationers in your party. Please note that pool heat is extra, but is recommended from November through March.

We know that you want to stay connected to your life back home, so we’ve provided free internet service for you, as well as nationwide long distance telephone service. This villa is perfect for single or multi-family vacations, reunions, Magical Gatherings™, romantic get-aways, or corporate housing for attendees of events being held in the Central Florida area.

We want rhis villa to be your favorite vacation spot, and we hope that you and your friends and family will return to stay with us over and over again for many years to come. And, if you have more than nine guests, and need another home, we have plenty of wonderful friends in the community who can accommodate the overflow without any problem!

What is the maximum number of people allowed in the house?

The house can accommodate nine people in four bedrooms, ten if a baby sleeps in the Pack 'n Play.

Are smoking or pets permitted?

For the enjoyment of all of our guests, smoking and pets are not allowed.

How far away are the Parks?

Aviana Resort is an easy fifteen minute drive from the Walt Disney World Resort property, and less than ten minutes to world class championship golf at Reunion Resort and Champions Gate.

How do we locate and enter the property?

Directions and the gate and lockbox codes will be sent to you one week before your arrival. We change the code between guests for your safety and security.

Are bed linens and towels provided?

Yes, and we provide laundry soap, fabric softener, and a start up of dishwashing detergents, toilet paper, and soap for your showers and baths. We also have four fabulous Aviana Resort spa robes available for you pleasure and convenience.

Do you cater to small children?

Yes! We provide a Pack 'n Play for babies. There are many DVD's, games, and toys, in addition to the resort amenties which will include a playground, pool, clubhouse, and exercise equipment. Our pool also features a child safety fence to keep the little ones safe.

Are there stores nearby?

The nearest grocery store, which is a brand new Publix, is only 3.9 miles away. There is plenty of other shopping at the intersection of I-4 and Rt. 27 which is only one exit west on I-4.

Are there restaurants nearby?

Central Florida features just about any type of restaurant imaginable, and are an easy drive away.

What cleaning services are provided?

The villa is cleaned professionally prior to your arrival. If you wish for additional cleaning services during your stay, this can be arranged at your expense. Please note that you will be asked to pay an additional $90 for cleaning if your stay is less than seven (7) nights.

Are there medical services nearby?

Yes, and this information will be provided to you in our information book located in the villa.

Do we pay extra for any of the equipment in the house?

No! We offer free internet access, free nationwide long distance phone calls, and some baby equipment.
